How Effective Is A Law When It Is Not Enforced

First it's a disregard of the current code for political signage in the city (see the previous post Tommy Duncan Introduction), now there's an apparent disregard of the Real-Estate sign code on certain pieces of property in Campbell's Station. Hopefully sometime in the near future we will start enforcing codes violations in our city.



From the Spring Hill Code:


"Only one (1) real estate sign for residential property shall be erected on the property for which it advertises. It shall not exceed eight (8) square feet in sign area per face."

Maybe I should call the realtor and let them know that the house has two more sides that could also use a little advertisement.

In other news, Susan Zemek of The Kidz Klozet semi-annual consignment sale at The Tennessee Children's Home is being told by the city's code director that her special event signs don't meet the discretionary approval of the codes director (because her event is technically for a business) and that her grievance needs to be brought before the planning commission?!?!

Meanwhile, the folks at Sopranoz are allowed to seemingly add a new banner to their patio every week or so...

Wasn't this large "LIGHTBRIGHT" in the front of the development supposed to alleviate the need to place banners all over the place? Wait another week and that patio will be entirely covered up by signage. In fact, the new owner of Sopranoz should sell sponsorships like baseball stadiums do.




Maybe if Ms. Zemek was selling real estate or pizza she would have a little more luck in her battle. In fact, if I were her, I would sell some pizza at the consignment sale. Then maybe Mr. White would allow her a few hundred feet of signage.

Thank you to those alderman candidates that chose to wait until the legal sign deadline. And thank you to those Real Estate agents that are acting within the sign ordinance.

Be careful what you wish for when it comes to city ordinances...

Imagine a father and a son who are working together restoring a classic car in their garage or basement within the city limits.

Did you know that would be in violation of the city's rules on non-running vehicles, and purely up to the whim of the codes enforcer to cite you for that violation?

I guess that is what you get when you have codes written in 1982 when the "city" was about 4 square blocks of downtown area.

I guess it goes to show that not only are many of the rules arbitrary (and poorly written), but their enforcement seems to be also.

While I agree with your post, your picture may not be the best example. If the house has two frontages, which it looks like it does, then they are allowed two signs.

Sorry, my camera has a good zoom. That sign on the back of the house is across a flood plain and open space. Which also backs up to an un-built lot.

The other issue that I see here is that we only have one Code Officer working by himself trying to patrol the entire city. My old zones as a Code Officer were no more than 2 square miles... poor Beau is working with nearly 18 squares miles as his zone... Can we get the man some help and some updated, fully enforceable codes?

2 Square Miles? Did they give you Segways to get around like the Atmos meter man?

I don't really have much of a beef with Mr. Raines at the moment. In fact this realtor isn't even one of the Raines family. If this were a Keller Williams agent I would have the same issue. I actually think Mr. Herring (the codes enforcement officer) does a FANTASTIC job. I think that sometimes the direction he gets from city hall is inconsistent at best. I am just not sure why we are so strict about some things, and so lax about others (and that goes for FAR more than signs). In this particular case, both of these examples just happen to be on my daily drive.

If I wanted to go after Mr. Raines personally, there are MANY other ways to do it. This time I hope to motivate someone sitting in city hall...and no I don't mean Ken York. We will see soon enough if he is motivated. If not, I guess we could turn up the heat.

No Segways, but that might have been interesting. We drove hand me down police cars and the city even bought us new patrol cars too!!! With the amount of people in each of those zones, less than two sqaure miles kept us busy every single day. We handled an average of 5,000 complaints/violations per year. Like the Gorilla, I think Beau does a great job given the task that he must accomplish, but I still believe he could be more effective if he had some help and a clear direction from City Hall and the City Code book.

Poor Campbell Station...not only are the residents blinded by the flashing lights of the Vegas Strip sign, but now two real estate signs in one yard?

Hey, maybe Doug Cutler will let Hometime Reality borrow the Vegas sign in place of the For Sale signs. Just imagine what all could flash across the screen in bright, vibrant colors..."For Sale...The Palms of Campbell Station. Beautiful 3600 Sq ft house with your own public( not private) pool. Imagine having wonderful pool parties in your backyard for all to see as they drive down Campbell Station Parkway. Brilliant!!!

Seriously...I think Doug has placed a few 100 extra lightbulbs in that sign. It seriously blinds you at night. Now that sign should be against the law. I am still waiting for the day the day for someone to take that sign out.

I am not sure if you noticed, but they took the sign out of the front yard and are now just using the sign in the back.

Boy you are right, that is one great pool, if they would just plant a few more trees in that back yard.

What did you mean by "turn up the heat" one someone at city hall? Is there another issue that needs to be brought to light?
